THE KENTLANDS PLAN

         Based on the best local architectural styles of classic Annapolis, Georgetown, and Old Town Alexandria, the Kentlands has become one of the most sought-after neighborhoods in the Metropolitan D.C. area. The Kentlands was planned to include 5 distinct “neighborhoods,” Old Farm, The Gatehouse, The Lake District, Midtown, and The Hill District, based around 3 centers:the original farm buildings, the church/ school area, and the clubhouse.  The town center is the centralconcept of the neo-traditional community. Shopping, dining, entertainment, recreation, and employment are designed to be within walking distance of the town’s residences. Kentlands town center includes three areas: Kentlands Square, The Boulevard Shops, and Market Square.

                                         THE NEIGHBORHOODS

 Old Farm

The center of Kentlands Old Farm is the Town Green. This neighborhood is bordered by Lakes on one side and by Main Street shops on the other. The houses here sit on charming streets with brick sidewalks and flowering gardens. Points of interest in Old Farm include The Arts Barn, The Carriage House, The Grotto, the Guest House, The Firehouse, The Greenhouse, The Chicken House, and the Architect’s Office.

The Lake District

Running from the lakes and Midtown to Tschiffely Square Road and the clubhouse, Kentlands’ Lake District features woods, streams, and footpaths. Here there are fewer alleys and garages are set back from the façades of each home. The Lake District boasts the most custom homes and the largest and most expensive lots. Highlights of this neighborhood include Daffodil Park, a wooded tot lot & the state of the art pool & recreation center.

 

Kentlands Gatehouse

The Gatehouse District was the first to be developed & runs from Massbury Street to Kent Oaks Way & Rt. 28. This neighborhood features classic brick sidewalks & the Gatehouse replica, now a private residence, re-built with salvaged bricks from the original. An area of the Kentlands also houses a tree save park. Rachel Carson Elementary School, with its neo-classic entrance façade, is one of the centers of the Gatehouse neighborhood, as is the Mormon church, built on land donated by Joseph Alfandre & modeled after historic churches in the tidewater area.

Live/work units in Midtown

 Midtown
Kentlands Midtown is bordered by wetlands on one side and the market area on the other. This area features the shops of Market Square and Kentlands Square, as well as the Pavilion which houses the popular Farmers’ Market. Housing in Midtown includes live-work units along Main Street, a seniors apartment complex, and single family homes on Booth street that afford lovely lake views with shops and dining just a few steps away.

 

The Hill District

Spectacular sunsets and views of Sugarloaf Mountain characterize the Hill District, which sits at Kentland’s highest elevation. Spanning Chestertown Street to Kent Oaks Way, The Hill District offers a mix of housing types with tree save, green spaces, play areas, and wetlands, including Quarry Park, interspersed throughout. Homes here include the largest number of graceful Victorians & the ever-popular cottage style homes.

The Kentlands community pool is a wonderful spot for the whole family - or for some solitary relaxation under the sun.  The complex includes a separate Olympic sized lap pool, a recreational pool with a double beach area, a separate kiddie pool with a shaded gazebo, an elarged deck area, a patio and snack bar.  Pool events include water aerobics, Kentlands Kingfish swim meets, & family fun raft nights.
